The Land Use Group of Service monitors proposed development in the SRA area to promote responsible planning as designated by the city of Indianapolis.

 

Indianapolis is in the process of updating its Comprehensive Land Use Plan.  The SRA has been involved with this process and, as of July 27th, our recommendation to designate the Mud Creek Valley as "Rural or Estate Neighborhood" has been largely adopted.

 

This recommendation is consistent with both the 1992 and 2006 Lawrence Township Comprehensive Land Use Plans which stated:


“Within this critical area & to the greatest extent possible:

  • Protect the aquifer & our city’s drinking water
  • Protect the wetlands
  • Protect the woodlands
  • Keep development densities to no more than 1 unit per acre
  • Avoid soil erosion by minimally developing, if at all, the slopes of the Valley
  • Protect Mud Creek & its flood fringe
  • Preserve open space
  • Promote designated Urban Conservation
  • Closely scrutinize development”

“It is critical to protect Mud Creek as an environmentally sensitive natural area.”

 

Land Use Concepts

  • Storm water management
  • Poorly draining soils - thus unfavorable for buildings in certain areas.
  • Protect conservation easements.
  • It is much easier to develop this land properly than it is to repair the damage.
  • Sewer overflow
  • Flood mitigation
  • Protection of the Mud Creek Conservancy Land Trust Easement.
  • Protect Mud Creek and adjacent flood plain, flood fringe and wetland area.
